Job Summary
The Service Engineer – IBMS/BMS is responsible for installation, commissioning, maintenance, troubleshooting, and service support of Integrated Building Management Systems (IBMS) and Building Management Systems (BMS). The role ensures optimal performance of HVAC, electrical, fire alarm, access control, CCTV, lighting, and other ELV systems integrated into IBMS/BMS platforms.
Key Responsibilities
Installation & Commissioning
Execute installation, testing, and commissioning of BMS/IBMS systems at project sites.
Configure and integrate subsystems such as HVAC, VFDs, fire alarm, lighting control, energy meters, access control, CCTV, elevators, etc.
Perform point-to-point checks, logic validation, graphics development, and system acceptance testing.
Service & Maintenance
Carry out preventive and corrective maintenance of BMS/IBMS installations.
Diagnose system faults, analyze alarms/events, and perform root cause analysis.
Respond to breakdown calls and ensure closure within SLAs.
Upgrade firmware/software and optimize system performance.
Integration & Networking
Integrate third-party systems using BACnet, Modbus, LonWorks, KNX, OPC protocols.
Basic troubleshooting of networking issues (TCP/IP, switches, controllers) related to BMS systems.
Documentation & Reporting
Prepare and maintain as-built drawings, test reports, service reports, SOPs, and checklists.
Update configuration backups and site documentation.
Coordinate FAT/SAT and handover documentation to clients.
