What you will do

Facility management of a newly constructed electric vehicle battery manufacturing plant located in Stanton, TN. This is a performance based, 12-year, O&M contract providing hard services of MEP equipment within the facility, excluding the manufacturing and production equipment. The objective is to maintain a seamless environment by assuring that equipment is performing to specifications to facilitate uninterrupted manufacturing and administrative functions.

Assist Operations Manager and Business Directors with day-to-day operations. Backs up planner/schedulers with the day-to-day activities of technical facility maintenance teams, orders required parts, requests and coordinates subcontracted service.

How you will do it

  • Assist in the development of SOP’s and generic processes

  • Create work orders, schedule, and dispatch technicians for preventative and corrective work

  • Monitor and investigate discrepancy with tools and materials in WEBTMA

  • Create requisitions for supplies and equipment necessary to complete preventative, corrective and reactive service

  • Creation of subcontractor agreements, create purchase orders, purchase parts and supplies, and track delivery status and schedule.

  • Follow up on all outstanding purchase orders that have not been invoiced on a weekly basis

  • Order parts for work orders as requested

  • Develop a comprehensive document on subcontractor requirements that are in line with all safety requirements, badging and clearance to enter plant

  • Schedule subcontractor activities for building access

  • Verifies subcontractor times and charges are correct

  • Subcontractor Management: coordinates subcontractor’s preventative and corrective maintenance with on-site manager and supervisor for escort if required, manage building access

  • Work with On-Site Managers to assure all equipment and preventative maintenance inspections have been inputted into the CMMS with Manufacturer’s recommendations

  • Enforces all Johnson Controls, Inc. (JCI) safety and risk management policies and procedures; reports all accidents and injuries in a timely manner and identifies and corrects unsafe work conditions with management oversight

  • Attends training programs (classroom and virtual) as designated

  • May perform other duties and responsibilities as assigned

What we look for

PREFERRED EXPERIENCE:

  • High School diploma, GED, or equivalent experience.

  • Service contracting experience.

  • Scheduling experience.

  • Facility Management experience.

  • Computerized Maintenance Management Systems background.

  • Background in HVAC/R, Electrical, Plumbing and General Facilities.

  • Completing records and reports related to building facilities and preventive maintenance programs.

  • Building Management Systems background.

SKILLS AND APTITUDE

  • Ability to maintain a positive attitude.

  • Ability to communicate with co-workers and other departments with professionalism and respect.
