Manages the dedicated team responsible for construction and move project management
services within the client account. This position has direct management responsibility of JCI
Work Place Services (WPS) Project Staff and will provide the interface between the project
management function, the client, and the other FM services at the account. This position will
be responsible for the overall financial performance, health and safety performance, staff
turnover, etc. of WPS at the client site. This role is typically found at accounts that have an
annual WPS budget of $20M and six or more staff members.
PRINCIPLE DUTIES:
1. Sets and monitors specific objectives and development plans for project WPS staff. Acts
as a role model, coach and mentor to project staff. Participates in recruitment,
performance appraisals, and training and compensation recommendations to upper
Management using the standard evaluation, training and development tools.
2. Monitors and reports on the utilization of assigned staff, participate in optimizing
workload/skill-development/staffing across the group. As required, obtains FM Account
Management and WPS Director approval for changes in staff level, billable hours and /or
addition of supplemental staff
3. Holds regular WPS account level team meetings and communicates relevant business
content.
4. Manages the financial and reporting functions of the group to ensure consistent delivery
of internal and external information and processes. Provides full and accurate reporting to
clients
5. Reviews FM account projects activity regularly with the Project Management staff to
ensure the delivery of budgets, scope changes, and customer billing. Monitors financial
risks and liabilities of complete project account activity. Manages profitability of the
assignment (percent fee, billable hours, etc). Establishes and manages non-reimbursable
expenses. Ensure standard financial data is provided to WPS as well as the integration of
performance data to WPS
6. Actively manages the owner/contractor, contractor/subcontractor, and reimbursable
components of the design and construction services to maximize profit and minimize risk
7. Identifies and resolves contract issues which impact revenue or service quality of project
work.
8. Ensures that all project teams meet all procedural requirements for code, safety, and audit
compliance
9. Ensures a positive, professional, consistent perception of the project function with the
client and assists project teams as required with these relationships.
10. Continues to improve customer satisfaction ratings.
11. Develops and maintains close working relationships with the FM Operations and
Maintenance staff at the account. Maintains a familiarity with company-wide services
and expertise to deliver a single seamless service to clients
12. Develops account level WPS business strategy plan in conjunction with the FM
Customer Business Manager/Director. Act as a consultant to the FM Customer Business
Manager/Director as required. Set account level product and service objectives with WPS
Management
13. Monitors performance and quality objectives of JCI Alliance Partners and promotes JCI
and WPS Best Practices
14. Works with Business Development Manager to provide support in client meetings, bid
submissions, presentations, etc. to facilitate growth of business
15. Identifies and create new opportunities for WPS at the FM account as well as identifies
opportunities for staff outside of the client account
Qualifications
Bachelor's Degree in Architecture, Engineering, or Construction Management required as well
as ten plus years of progressive responsibility specifically in the design and construction
industry. Three plus years of previous management experience of senior level professional
project staff required. Must demonstrate strong business, relationship, and personnel
management skills. Must demonstrate a strong ability to build relationships and cope with
change.
